What to Ask When Hiring a Contractor. When hiring a contractor to build your deck, pergola, stairs and more, here are some questions you may want to ask to help you select the contractor that's right for you:

  • Is the business a part of a franchise? Is it locally based?

  • Is the owner involved in the actual construction process?

  • Does the contractor have a proven track record over a number of years? Is the business more than just a "way to make ends meet" between other ventures?

  • Is there a written contract used that ensures your rights and clearly lays out a payment schedule?

  • Does the contractor handle the permit process for you?

  • Does the contractor procure all necessary materials, including a Dumpster if project warrants, and arrange for delivery?

  • Does the contractor have proof of proper insurance and licensing?

  • Is the contractor willing to provide references?

  • Is the contractor willing to be candid with you about challenges he sees related to the job? Topography? Soil conditions? An old deck that may have caused rotting in existing siding? Or does the contractor avoid discussing difficult issues?

  • Is the deck design included in the price? If your landscape architect is providing the construction plan, has that plan been provided to the contractor so an accurate estimate can be made?

  • What is the contractor's daily work schedule? Will the contractor be working on other jobs at the same time as yours? Or will your job be the sole focus during that period?
